Senior living development is one of the most capital-intensive, relationship-dependent sectors in real estate. The numbers have to work, but so does the partnership behind them. I’ve rarely seen projects stall because of location or demand. Usually it has more to do with financing was structured for a moment in time, not for the reality of a live development cycle. Independent and assisted living homes aren't commodity deals.


Capital partners must understand the operational and balance sheet sides of the deal.


At WRG, we don’t deploy funds and monitor the work from a distance. We seek to remain engaged from financing through to the finished build, so that when a project needs to move, it moves. For Consideration: Is your capital partner invested in the outcome or just the return?
